A 74 MW ERCOT interconnection paired with roughly 226 MW of clean, non-combustion generation built on the campus itself.

Advanced manufacturing needs large, firm, early power, and transmission alone is slow to deliver it. On-site generation is modular and intended to be added in step with tenant demand rather than speculatively.
On-site power is planned around next generation fuel cells. Unlike gas turbines, they generate through an electrochemical process rather than combustion, so they run clean and quiet, with no flame, minimal emissions, and a low noise profile at the property line.
The campus is subject to Texas SB6 and is being designed so that campus load, including on-site generation, can be curtailed when ERCOT is strained, allowing the project to act as a flexible asset to the regional grid.

Most large industrial campuses treat water as a once-through consumable. Lakesong is designed differently.
The same water circulates and recirculates rather than being consumed.
Cooling systems are planned to be closed-loop and high-efficiency. The campus is designed to use no drinking water for cooling operations, in any season, so the water Midlothian families depend on stays where it belongs.
Roughly a third of the 130 acre site is planned to remain open space, with creeks, floodplain, and wetlands left undisturbed. Dark-sky-compliant lighting, generous setbacks, and landscaped screening are proposed to keep the campus a quiet neighbor.

Midlothian residents have asked good questions about what is planned here. These are the answers as they stand today; details will evolve through the public process.
Lakesong Technology Park is being developed as an advanced manufacturing campus, for companies that build physical equipment such as transformers, switchgear, power electronics, thermal systems, and related components.
Manufacturing and assembly buildings, supporting utility infrastructure, on-site power generation, and site improvements, phased over several years. Building layouts and tenants are not final and remain subject to permitting and market conditions.
Cooling is planned as a closed-loop system that circulates and reuses its water rather than consuming it continuously. The intent is a campus that does not draw on the community's drinking water supply for cooling in any season.
The plan calls for roughly 74 MW of grid interconnection and roughly 226 MW of clean behind-the-meter generation built on site. Because most of the campus load is served by generation the project pays for itself, the campus is designed to lean on the grid less than a comparable all-grid user.
The campus is designed to be curtailable consistent with Texas SB6. In a grid emergency the site can reduce or drop its grid load and shift to on-site generation, which is intended to make it a help to the region rather than a burden during peak events.
Manufacturing traffic is shift-based rather than continuous, and site planning includes setbacks, screening, and dark-sky-minded lighting. Specific mitigation commitments will be established through the local permitting and zoning process.

Advanced manufacturing brings production, maintenance, and technical roles, electricians, machinists, welders, and controls technicians, along with construction work during the buildout. Job counts will depend on the end users who locate here.
